These range from fully let "institutional" properties across all sectors, to development sites, conversion opportunities, HMOs and active management situations where we anticipate good growth potential, particularly in larger multi-tenanted investments.
Many agents are aware that we act for investment purchasers and we are offered many investments that are not being formally marketed, or before they are put to the open market. Our extensive activity and research in the area provides us with a comprehensive database of rents, yields and capital values, enabling a detailed analysis to be provided for use in the assessment of future growth and returns.
Recent transactions for clients
- Acquired 2,000 sq ft period office near Fleet Street for a private client based on a 10% net intital yield. The office was let for 5 years to the National Scaffolding Association.
- Sold a multi-let office scheme in Parkside, Ravenscourt Park, Hammersmith producing an income of £117,000 per annum which sold for £2.5m.
- Sold a small office let for 5 years in a secondary retail pitch in King Street, Hammersmith for 11%.
