- 258 – 264 Goldhawk Road, W12 9PE. On behalf of Linden Homes we sold the virtual freehold interest of this new development. The property is let to The Co-operative Group Food Limited, for a term of 15 years from July 2015 at a current rent of £135,000 per annum exclusive. It was sold for £2.4m to a private pension fund at a net initial yield of approximately 5.3%.
- 151 Notting Hill Gate, W11 3LF. Acting on behalf of a private Landlord, FM sold the the freehold interest in this mid terraced property comprising a launderette on the ground floor and basement with 3 self contained flats above. The entire property is let to AAA Cleaning at a rent of £85,000 per annum exclusive until December 2014 with the 3 flats sublet. The property sold for £2.75m.
- 15 Kensington High Street, W8 This retail and office investment situated opposite the Royal Garden Hotel was sold in 2014 by Frost Meadowcroft on behalf of private owner reflecting a net yield of 5.5%. The guide price was £2.15m and following an informal tender, a sale was agreed at £2.35m.
